SEAL COATING

The primary cause of asphalt failure is the penetration of water into the asphalt base. The process of oxidation begins shortly after the asphalt has been placed. Over time, it becomes dry and brittle and the aggregate starts wearing away. As water seeps into the cracks, the base material moves and settles leading to surface cracking.
Seal coating is an important tool in extending the life of pavement. The process seals the top of the asphalt preventing water from penetrating the surface of the pavement and protecting the top layer of asphalt from oxidation and wear caused by exposure to the elements. Good looks are also a benefit of seal coating and it also extends the pavement life.

A seal coat should be applied to new pavement within 6 months to a year after placement. Future application of seal coat should be applied at intervals of three to five years depending on the environment.

For the same reasons as for seal coating, sealing the cracks is a very important tool to extend the life of pavement. Usually, crack sealing is done before each seal coating process to establish a good, clean environment for the finished coating. However, crack sealing is also done between seal coating applications when obvious cracks are apparent.
As with seal coating, the process seals the top of the asphalt preventing water from penetrating the surface of the pavement and protecting the top layer of asphalt from oxidation and wear caused by exposure to the elements.

STRIPING

Most commercial roadways, parking lots and traffic areas require striping to not only improve their aesthetics but to help manage their space. Striping can enhance the overall presence of a commercial facility as well as exhibit a professional appearance.
Striping is most commonly done after initial installation of asphalt or after seal coating. Because of wear and tear, it is a good idea to re-stripe whenever the lines and symbols are getting hard to see. Especially in areas where the environment is severe, it may be necessary to re-stripe every two to three years.

PATCHING

Patching
Patch repair is a common form of pavement maintenance. It deals mainly with isolated areas. The pavement is removed from these areas by saw cutting, backhoe or a grinding machine. It is then replaced with new asphalt.
In most cases, if base rock exists in the roadway but it failed because of too small of thickness, you should replace the base rock section to match the adjacent areas that have not failed. Irregular shaped patches with multiple angles create weak points and should be avoided. Square or rectangle areas work the best for patching.
